Reflecting on Our 2024 Milestones and Moving Forward to 2025

As we head into the final stretch of 2024, we’re excited to share an update on our progress at Motorsports Gateway Howell. This year, our team worked tirelessly to bring our vision to life, and we’re eager to highlight the milestones achieved along the way, while also addressing the challenges that temporarily held back two key targets: the completion of our circuit and the condo enclosures.

 

Targets Achieved in 2024

Our commitment to efficiency and quality construction was underscored in the accomplishments we reached, even in the face of unforeseen challenges. Here’s a look at the goals we hit this year:

 

  1. Start Condo Foundations
    We marked a major milestone with the initiation of condo foundations, laying the groundwork for our track-side garage condos. This essential step set the stage for vertical construction, ensuring structural integrity and long-term durability.

  2. Complete Temporary Access Road
    We successfully constructed our temporary access road, to facilitate a smooth entry for our members, owners, and their guests. This road also initially enabled us to keep up the momentum of material and equipment delivery through less favorable weather conditions.

  3. Complete Stormwater Management Installation
    We completed the installation of our stormwater management system, vital for both construction progress, structural longevity, and environmental care. In collaboration with the Michigan Department of Environment, Great Lakes, and Energy (EGLE) and the Livingston County Drain Commissioner (LCDC), we ensured our practices reflected our commitment to ecological stewardship, preserving the unique topography and ecosystems in our automotive district.

  4. Start Erecting and Enclosing Condos
    This year, we began erecting and enclosing our garage condos, namely building 7, bringing the structure to life with a secure, weatherproof exterior. Materials are onsite for buildings 1 & 2 with more buildings being queued up for delivery. The foundations and vertical construction of buildings 1 & 2 are scheduled for November. This milestone paves the way for interior installations and final touches, moving us closer to creating premium, personalized spaces for our owners.

 

Targets We Didn’t Hit and Why

Our focus on creating a top-tier motorsports experience meant adjusting timelines to prioritize quality and community experience over speed. While we couldn’t complete every milestone on schedule, we came within range of our target. Each decision was made in service to the long-term gain for Motorsports Gateway Howell and the community it welcomes.

 

#5 Complete Driving Circuit Milestone

This year, unusual rainfall and moisture delays significantly impacted our ability to quickly establish a solid subbase for the driving circuit. To optimize the circuit’s longevity, we chose to let the land naturally dry out, delaying our paving date. Alternatives to cure the land quickly were thoroughly evaluated, but our team was advised of potential risks that could jeopardize the quality of the track, ultimately leading us to let mother nature do her work. We have also chosen to let the base course settle through winter and expose any potential areas for improvement before topping the finishing course. This approach will ensure a stable, enduring track that meets our standards and provides drivers with the exceptional experience they expect. Extending the circuit and adding new features also required resources to be temporarily redirected, though these additions will ultimately enhance the quality and functionality of the track.

 

#6 Finish Erecting and Enclosing Condos Milestone

Adjustments to the site plan, including the addition of the loop road, a 30-year mission for the City of Howell, and the extended circuit length, necessitated approvals and additional permitting. While these changes delayed the start of condo vertical construction, they were essential to align with city guidelines and improve our district.

 

Plans for the Remainder of 2024 and Into 2025

Looking ahead, we’re channeling our efforts into finishing key developments and setting new milestones for 2025.

 

  1. Complete Condo Enclosures
    Through the remainder of 2024, we’ll be working to complete the structural and exterior work on the condos. By securing the buildings with enclosure, we’ll ensure they’re ready for interior installations in the new year.

  2. Utility Connections
    The City of Howell will finalize connections to our essential utilities, including water and sewer services. These connections will enable us to obtain Certificates of Occupancy for our permanent structures.

  3. Temporary Member Clubhouse
    As a bridge to our permanent clubhouse, we’ll install a temporary clubhouse to give Drivers Club members access to amenities and gathering space. This installation will foster community and provide comfortable space and convenience during the interim period.

  4. Track Opening for Members
    With final preparations underway, we’re getting excited to open the track to Drivers Club members soon, allowing them to experience the circuit and enjoy the exceptional driving experience we’re building.

  5. Paddock Building Construction
    Construction will begin on the paddock building, which will serve as the central hub for track operations and vehicle services. This facility is designed to enhance our district’s amenities for our members and be home to our vehicle service partner.

  6. North Circuit Preparations
    Finally, land preparation for the North Circuit will begin in 2025, moving us closer to realizing the full circuit. This expansion will open up additional opportunities for racing, training, and events, marking a significant addition to our district.

 

As we continue into 2025, our team is more motivated than ever to see this vision become a reality. We remain committed to transparency and progress, and we’re grateful for the ongoing support from our members, owners, partners, and extended community.
